Asia is the tallest completed building on Brickell Key and the most recent Swire Properties residential development on the island, finished in 2008 after construction began in April 2005. At 33 floors with only 123 residences — typically three to five units per floor, each accessed by private elevator — it has one of the lowest density-to-height ratios of any luxury building in Miami, translating to larger floor plans and more privacy.

Residences run from roughly 1,326 to 4,834 square feet in one- through five-bedroom layouts, with ceiling heights of roughly 11.7 to 14 feet. The building's amenities and finish level rival the Mandarin Oriental hotel next door, and views from upper floors — bay, ocean, and city panoramas — are among the best on the island.

A lesser-known detail: Asia also displays an original work by Cuban sculptor Manuel Carbonell on the property — not just the building named for him a few doors down.

Asia is for buyers who want the definitive Brickell Key address and aren’t primarily motivated by rental yield. The HOA is higher than comparable buildings on the island, and pets are only permitted for owner-occupants (not tenants), which eliminates a segment of the tenant pool. But for owner-occupants or buyers who want maximum prestige and long-term value, Asia is hard to argue against.

Upper-floor south-facing units are the benchmark for luxury waterfront living in this zip code. If budget is the primary constraint, look at Carbonell or Three Tequesta Point — if it isn’t, Asia should be on your shortlist.

Building Fees & Assessments

Per the association’s 2026 proposed operating budget, current monthly maintenance runs roughly $2,387 to $8,692, depending on unit type and size — among the highest on Brickell Key, reflecting the building’s amenity level. This range may not include separate Brickell Key Master Association charges, so confirm with the association. That same 2026 budget holds assessments flat versus 2025, raised reserve funding from $900,000 to over $1.13 million following a new reserve study, and fully eliminated a 2023 prior-year deficit — signs of sound financial management. Request current financials and reserve fund status before making any offer.

Rental Potential

Tenants may not keep pets under any circumstances at Asia (owners may, subject to restrictions — see above). Leasing is also more restricted than some island buildings: a one-year minimum lease term, no more than one lease per unit per calendar year, and Association approval required (application fee up to $100 per applicant). Short-term rentals (Airbnb) are not permitted. Verify current rental rules with the association. We found no waiting period after purchase in the documents on file.
